How We Grade Student Housing
Our grading system helps students compare housing options using publicly available data. Grades are updated weekly.
Overall Grade
Every property receives an overall letter grade from A+ to D- based on three factors: Location, Reputation, and Amenities. The overall grade is a weighted combination of these three sub-grades. Properties listed on our platform are actively marketing to students, so most start with a solid B baseline — grades above or below reflect how they compare to peers in their area.
Location (40%)
Location measures how convenient a property is for students. The primary factor is distance from campus — properties within half a mile earn the highest marks, while those within a few miles of campus still score well. We also consider nearby amenities like grocery stores, restaurants, transit stops, and gyms.
Reputation (35%)
Reputation reflects what residents think based on Google Reviews. We use a rating adjusted for the number of reviews — a property with many positive reviews scores higher than one with a perfect rating from just a few reviews. Properties without enough reviews receive a neutral score.
Amenities (25%)
Amenities measures the range of features a property offers — things like fitness centers, in-unit laundry, study rooms, and parking. Properties are scored relative to other options near the same school, so a well-equipped property in any market stands out.

Data Sources
All grades are computed from publicly available data including Google Maps, Google Reviews, and property-listed amenities. Grades are recalculated weekly to reflect the latest information.
