How does per-reservation pricing work?
A small booking fee is paid by the resident when they sign a lease — not by you. Room Choice is completely free for operators: no monthly subscriptions, no setup fees, no per-unit charges. The resident-paid fee decreases with your annual volume, and you can optionally absorb it if you prefer.
What's included with every plan?
Everything. Every plan includes the full feature set: online leasing, e-signatures, automated payment processing, late fee management, maintenance requests, a resident portal, multi-property dashboards, reporting, and unlimited users. There are no add-on fees or feature gates.
How do payment processing fees work?
Payment processing fees apply when residents pay rent or fees through Room Choice. Rates are based on your total annual payment volume. Higher-volume properties get lower rates — for example, credit card processing drops from 4% + $0.50 to 2.75% + $0.50, and ACH becomes free on the Enterprise plan.
Is there a contract or commitment?
No. Room Choice is month-to-month with no long-term contracts. You can cancel anytime with 30 days notice. We earn your business every month — if Room Choice stops working for you, you can walk away.
How do volume discounts work?
Your per-reservation rate is based on your annual reservation volume. Starter is $35/reservation for under 300/yr, Growth is $25 for 300–2,000/yr, and Enterprise is $15 for 2,000+/yr. Payment processing rates also decrease with higher volume — ACH is free on the Enterprise plan.
How does Room Choice compare to subscription-based competitors?
Most property management software charges you a monthly subscription fee per unit or per property — you pay whether units are occupied or not. Room Choice flips that model: $0/month, $0 setup, and $0 to you as the operator. A small booking fee is paid by the resident when they sign a lease.
